CHAMPLIN WOODS ON WINNAPAUG POND

Champlin Woods’s unique topography consists of a 1 ¼ mile long stretch of terminal glacial, as well as a 3,000 foot long canopy of trees overlooking Winnapaug Pond and the Block Island Sound. Prior to this parcel of land being placed on the open market, the family had hopes of conserving the property and was concerned about how this land would be developed, if sold. With that in mind Cherenzia engaged a private, charitable organization, The Westerly Land Trust, and the Iowa-based developer, Newbury Development, to collaborate on this unique project. An agreement was reached which limited project access and by otherwise restricting development enticed over $600,000 of contributions from the State.

Since this property fell under the Coastal Resources Management Commission’s jurisdiction, the land needed to be reviewed and assessed by the Rhode Island Historical Preservation Commission. An archaeological firm was then engaged and test pits were dug resulting in the finding of several Native American artifacts. Due to this finding, road and building relocation was required. The land was finally partially developed into an age-restricted living community known as Champlin Woods Assisted Living Center. The remainder makes up the 134 acre Dr. John Champlin Glacier Park where one can enjoy numerous hiking trails and scenic coastal vistas. This project became a model of “preservation” and “conservation” due to the extensive process of gaining permits resulting in amendments to ordinances.
